The Sylmar Neighborhood Council is reviewing plans for a roughly 13,200-square-foot mixed-use office project at 13104 Glenoaks Blvd., according to a committee meeting agenda this week. The project is being proposed by project applicant and property owner David Rendall of 13104 G1INV Colise LLC, a company linked to real estate company Group One Investments.
The project applicant is requesting a general plan amendment at the 26,478-square-foot project site, which currently just holds a duplex that would be demolished to make way for a mix of new uses. Plans call for about 6,100 square feet of office space, two live-work units totaling about 3,300 square feet, and roughly 3,500 square feet of retail, along with outdoor gathering space.
“With the support of this request, the intent of the project is to construct a neighborhood servicing commercial building that contains ground floor restaurants and neighborhood services with a second-floor flex space for commercial use,” the development team wrote in application materials submitted to the city.
“Two live-work units have also been proposed for the rear of the property to service as an alternative opportunity for emerging businesses.”
Designed by South Pasadena-based firm Workshop Design Collective, the project was scheduled to be discussed by the Sylmar Neighborhood Council Planning & Land Use Committee Wednesday evening, according to its meeting agenda.
Also involved in the Sylmar proposal is project representative Mike Ascione of Integrity Property Group LLC.
