Developer Plans 460 Apartments In West Los Angeles

The plans call for replacing 16 single-family homes in Sawtelle with a pair of eight-story apartment buildings

Carmel Partners has plans to develop 460 apartments in West Los Angeles, according to a planning case posted by the city of Los Angeles this month.

Designed by Carrier Johnson + Culture, the project would take shape in the form of a pair of eight-story buildings along South Bundy Drive in Sawtelle, plans show. The two structures would replace 16 single-family homes to the north and south of Tennessee Avenue, which would run between the two proposed apartment buildings.

A San Francisco-based developer, Carmel Partners is seeking Tier-4 project incentives under the city of Los Angeles’ Transit Oriented Communities Incentive Program, including an 80-percent density bonus and a three-story height increase. It would reserve 52 units for extremely low-income households as part of the development, according to planning documents.

Plans call for a roughly 240,000-square-foot, 83-foot-tall building with 265 units just north of Tennessee Avenue, as well as a 180,000-square-foot, 83-foot-tall building with 195 units just south of Tennessee Avenue.

The two buildings would offer a total of 355 one-bedrooms, 98 two-bedrooms, and seven three-bedrooms, including several live-work units with either one or two bedrooms. Plans also call for about 45,000 square feet of open space, including open-air courtyard decks and pools in each of the two apartment buildings.

The project would provide 429 automobile parking spaces at the ground level and in two underground levels, as well as space for 293 bicycles.

Also involved in designs for the proposed West LA development is project landscape architect GroundLevel Landscape Architecture, plans show.
