Los Feliz Apartment Building Planned

The owner of a single-family home in Los Feliz wants to replace it with a five-story, 27-unit apartment development, according to plans filed with the city of Los Angeles last month.

The applicant behind the proposed project is Christopher Mamian, who has plans for it to rise at 4544 Los Feliz Boulevard and hold three one-bedroom apartments and 24 two-bedrooms, plans show. Designs for the planned community are being led by Kevin Tsai Architecture, with Gary Benjamin of Alchemy Planning + Land Use involved as a project representative, according to planning filings.

Mamian is seeking Tier-2 incentives for the project under the city’s transit-oriented communities program, including an 11-foot height increase to 56 feet and a 20-percent reduction in required open space from 3,300 to 2,640 square feet. The developer would reserve three units for extremely low-income households, per the TOC program, plans show.

The apartment project would provide 37 automobile parking spaces in a two-level underground parking garage, as well as space for 30 bicycles.

The community would also offer 2,653 square feet of open space, including a series of roof deck spaces and a ground-floor recreation room, among other features, according to planning documents.
