Developer Goldrich Kest has updated its plans to redevelop a vacant Studio City eldercare facility, now calling for a five-story, 129-unit apartment project, according to a planning case posted this month by the city of Los Angeles.

Plans call for demolishing the existing approximately 42,000-square-foot structure at 11201 Ventura Boulevard to make way for a 126,493-square-foot, 76-foot-tall apartment development designed by Culver City-based Lahmon Architects. Also based in Culver City, Goldrich Kest has owned the existing property, which has been vacant since 2018, since 1971, and it intends to own and manage the project after redevelopment, according to planning application documents.

The developer received approvals for a smaller, 106-unit version of the project in February 2020.

Named The Crescent Apartments in planning documents, the proposed project would hold 21 studio apartments, 75 one-bedrooms, 32 two-bedrooms, and one three-bedroom. Goldrich Kest would reserve 13 apartments for very low-income households, plans show. It is seeking approvals for a 31-foot increase in allowed height and a 16-unit density bonus.

The project would provide 146 automobile parking spaces in two subterranean levels, along with space for 116 bicycles.

Plans also call for about 12,000 square feet of common open space, with amenities to include a courtyard, pool and spa, recreation room, gym, and theater room. A residential deck above the building’s facade is also included in designs, as are an entry plaza, outdoor seating, and ground-floor shade gardens, according to planning documents.

KSA Design Studio is listed as the landscape architect for the proposed development.
