Crenshaw Office Proposal From CIM Group Heading Toward Potential Vote

The three-story project calls for two underground parking levels and over 50,000 square feet of office space

The United Neighborhoods Neighborhood Council will discuss and potentially vote on a three-story, 54,874-square-foot office project proposed by Los Angeles-based real estate giant CIM Group, according to the UNNC’s Wednesday night meeting agenda. The development would rise at 3000 Crenshaw Blvd. and calls for the demolition of a youth center building and separate “church related youth academy” at the project site, which is owned by West Angeles Church of God in Christ.

First proposed in April, the commercial property would rise 45 feet and include two underground parking levels containing 86 stalls. The Crenshaw project would also have several thousand square feet of open space, including a 2,656-square-foot open deck on its third floor, a combined 442 square feet of balconies, and a 219-square-foot ground-floor patio. Designs also call for the roof to provide approximately 6,575 square feet of additional open space for office tenants.

With offices in a handful of states, CIM Group is a real estate and infrastructure owner, lender, developer, and operator, counting over $28 billion of assets owned and operated. Its portfolio includes the 52-story office tower Two California Plaza of Downtown Los Angeles.

For 3000 Crenshaw, CIM Group is joined by project architect Shubin Donaldson, which is based in Culver City, and Culver City-based development consulting firm three6ixty, whose principal, Dana Sayles, is listed as project representative. West Angeles Church of God in Christ is located at 3045 Crenshaw, across the street from the office project site.

3000 S. Crenshaw Blvd. (LA) OZ Owner LLC is one of two companies registered to CIM Group’s LA headquarters and tied to the project site, which is in an Opportunity Zone.
