The Wilshire Center Koreatown Neighborhood Council’s land-use committee Thursday evening will review and possibly vote on plans for an eight-story, 77-unit apartment development near the southeastern corner of San Marino and South Berendo Streets, according to its meeting agenda for this week.
The project would rise 94 feet at 950 – 962 S. Berendo Street and be led by Charlotte, North Carolina-based real estate company Grubb Properties. It would take the place of three small, already demolished residential buildings that totaled seven units.
Filed in October, the developer’s plans follow earlier ones for the site by Miran Byun, the previous property owner, who had secured approvals in 2018 to develop a six-story, 75-unit apartment development. An affiliate of Grubb Properties acquired the roughly 17,000-square-foot project site in May for $5.5 million.
For the latest plans for the Koreatown property, Grubb Properties is seeking Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program, including a 32-unit, or roughly 70-percent, density bonus, according to planning documents. In accordance with the TOC program, eight apartments would be set aside for extremely low-income households.
In all, plans call for 33 studio apartments, 31 one-bedrooms, and 13 two-bedrooms, along with 6,055 square feet of common open space including a third-level courtyard and a roof deck. The project would also provide 39 parking spaces and space for 69 bicycles.
Also involved in plans are land-use consultant and project representative three6ixty and project architect Urban Architecture Lab.
