Beverly Grove Medical Office Development Plans Head To Neighborhood Council

Construction activities for the proposed Beverly Grove development are expected to take 34 months

The Mid City West Neighborhood Council‘s land-use committee Thursday evening will review and potentially vote on plans for a 12-story, 145,305-square-foot medical office and retail development on South San Vicente Boulevard, according to its meeting agenda.

The proposed development is being led by real estate investment firm Stockdale Capital Partners and would rise at 650 – 676 S. San Vicente Boulevard, replacing a vacant education building, a Big 5 Sporting Goods store, and associated surface parking. Designs for the Beverly Grove project, which would rise to a maximum height of 218 feet, are being handled by architecture firm ZGF Architects, plans show.

The neighborhood council’s review of the proposed development comes after a final environmental impact report for the project was released in January. The project EIR lists an anticipated construction timeline of 34 months.

Designs call for seven floors of medical office uses over four floors of above-grade parking and a ground-floor lobby for medical office and commercial uses. The development would hold 140,305 square feet of medical office space and 5,000 square feet of ground-floor retail space, up to 4,000 square feet of which may be a restaurant with 815 square feet of associated outdoor dining. The remaining 1,000 square feet of indoor space may be other commercial uses, such as a pharmacy, plans show.

The project would provide full valet services for 418 automobile parking spaces and 716 bicycle spaces.

Floors six through 10 of the building would include terraced, landscaped patios overlooking South San Vicente Boulevard.
