The Los Angeles planning department has given approvals to plans for a six-story, 62-unit apartment development near the southwestern edges of Echo Park, along North Alvarado Street, according to a determination letter posted this month by the city.

The project will replace an automobile repair shop and small industrial building at 600 – 606 N. Alvarado Street and is being led by applicant and site owner The Echo 600 LLC, a company that state business filings show is managed by Realty Investment Advisors President Benjamin Hsiang.

Designs for the proposed development, which is called The Echo 600 in planning documents, are being led by Tighe Architecture, according to this month’s determination letter.

Plans call for an approximately 68-foot-tall, 61,680-square-foot building containing 17 one-bedroom apartments, 44 two-bedrooms, and one three-bedroom. Approvals given this month allow for Tier-1 project incentives under the city’s transit-oriented communities program, including a 50-percent density bonus and an 11-foot height increase. In accordance with the TOC program, the developer will reserve five apartments for extremely low-income households, plans show.

The apartment community will also offer 8,237 square feet of open space, including a fitness center, rear-yard deck, pool, and recreation room, among other features.

The project will provide 59 vehicular parking spaces and 62 spaces for bicycles between at-grade and underground parking garage levels.
