Five-Story Apartment Building Planned In South Los Angeles

A developer has filed plans to replace a single-story commercial building in the South Los Angeles neighborhood of Broadway-Manchester with a five-story, 40-unit apartment project, according to a new planning case posted by the city of Los Angeles this week.

The development would rise about 56 feet at 9011 – 9015 S. Main Street to hold four levels of one-bedrooms and studio apartments over a ground-floor parking garage with space for 22 vehicles. Designed by Stockton Architects, plans call for about 45,000 square feet of new construction.

The applicant behind the proposed development is listed as Brett Cyprus of 9011 S Main Street LLC, which is a company state business filings show is managed by Brian Angel.

The development team is seeking Tier-1 project approvals under the city’s Transit Oriented Communities Incentive Program, including an 11-foot height increase to the planned 56 feet and a nine-unit density bonus to allow for a 40-unit development. Four units would be reserved for extremely low-income households in accordance with the TOC program, plans show.

The project would also provide space for 43 bicycles, as well as 4,400 square feet of common open space, including a roughly 2,000-square-foot roof deck, a recreation room, a courtyard, and rear-yard space.

Also involved in designs is landscape architect Susan McGowen, plans show.
