Charlotte-based food truck Donut I Love You is preparing to open its first brick-and-mortar in Charlotte, located at 908 E 35th St.

The new 704-square-foot building between Whiting Avenue and East 35th Street will be just half a mile from the LYNX Blue Line 36th Street stop, according to the Charlotte Observer. Co-owners Lindsey and Mithoon Patel have always wanted to open a brick-and-mortar after operating a food truck and have searched over the past few years for a location that Lindsey says “would meet our needs, but also the community’s needs.”

“My best guess is hopefully by the end of the year, we will be open,” co-founder Lindsey Patel tells CharlotteFive. “This is gonna be a place where people can meet their neighbors, have coffee with them, or have a place to walk with their kids.”

The owners expect renovations to take a few months. In the meantime, the food truck still operates throughout the city. On top of several delicious donut options, the company will also offer D.I.L.Y’s baked goods and an expanded menu, which includes tea, shakes, grab-and-go bars and muffins, and an added decaf coffee option. The space will be a welcoming environment where customers can bring their laptops and work or bring their furry friends and hang out on the dog-friendly patio. While this is the company’s first brick-and-mortar, it already offers franchise opportunities to bring their donuts nationwide.

“We specialize in donuts produced with premium ingredients and local fresh roast coffees,” according to the company’s website. ” Our donuts are produced using premium gluten-free ingredients. Our toppings consist of fresh fruit and premium sauces. We are proud to have partnered with a local, fresh, small-batch coffee roaster, Black Powder Coffee. All our coffee and coffee beverages are individually prepared with freshly ground whole roasted coffee beans. In addition to our partnership with this amazing local coffee roaster, we also partnered with Ghirardelli to provide our guests with the gourmet donuts they deserve.”
