Redevelopment Eyed for Gainesville Mall

Branch Properties envisions turning Lakeshore Mall into a walkable mixed-use destination, with residential units and community greenspace.

A transformation could be in store for a Gainesville mall.

Branch Properties, a private real estate investment and development firm, has announced plans to reimagine Lakeshore Mall into a walkable, open-air destination. The redevelopment plan would retain key tenants, while introducing new retail and residential elements.

At full buildout, the new development would include 305,444 square feet of retail space, 652 residential units, and 38,200 square feet of outdoor community greenspace. Future development at the site could include a hotel or townhomes, according to the announcement.

“This reimagined mixed-use destination redefines Lakeshore as a dynamic, pedestrian-friendly community hub tailored to meet the needs of Gainesville, one of Georgia’s fastest-growing cities,” Jesse Shannon, president, partner and chief investment officer at Branch Properties, said in a statement. “By thoughtfully leveraging the mall’s current position within the community, this redevelopment will transform underutilized spaces into a walkable, open-air environment that fosters connection, gathering and spontaneous interaction.”

Lakeshore Mall originally opened in 1970. It currently has 492,798 square feet of retail space. Branch Properties acquired the asset in 2022 and plans to break ground on the redevelopment in late 2026. The first step in the process is filing the Development of Regional Impact (DRI).

Franklin Street’s Len Erickson will handle retail leasing in partnership with Branch Properties.

Anchor tenants Dick’s Sporting Goods and Belk are expected to remain active throughout the redevelopment, and Dick’s Sporting Goods will eventually be relocated on the property.
