A new project in Pleasanton will transform a former quarry into a residential community called ‘Villages at the Quarry.’ The Pleasanton Planning Commission sanctioned the approval for the project a few days ago, and construction is set to begin soon.
Atlanta-based developers, Seefried Industrial Properties, submitted the application for the project. The plan proposes to build 412 homes in the roughly 52-acre piece of land at 3300 Busch Road – the southeast corner of Busch Road and Valley Avenue.

Village At the Quarry to Have 400+ Homes and Apartments
Villages at the Quarry project will have a total of 412 homes, divided among four neighborhoods or “villages”. The plans for the construction of homes in each of the neighborhoods have also been laid out.
Villages 1 and 2 will consist of 220 detached single-family homes, with sizes ranging between 1,996 and 2,785 square feet. The homes will be available in two designs consisting of 4 bedrooms, 3 bathrooms and 5 bedrooms, 3.5 bathrooms.
Village 3 will have 90 single-family homes, separate from each other. There will be two options of homes under this section as well, with 5 bedrooms, 3.5 bathrooms and 3 bedrooms, and 3 bathrooms. The square footage of the homes will between 3,423 and 4,000 square feet.
Village 4 will contain five multi-family buildings with 102 apartments in total. The buildings will include 45 one-bedroom, 26 two-bedroom, and 31 three-bedroom units. The floor area will be between 510 and 1,060 square feet for the apartments. Parking space for 134 cars and 5 bicycles shall be provided as well.
In addition to the homes, the project will also feature a two-acre park that will be accessible to the public. Overall, across the garages and on the streets, about 1,000 cars will have parking spaces within the project.
Residents of the Village at the Quarry will also enjoy easy access to the Iron Horse Trail as a walkable path will be laid out. There are also plans to improve the frontage along Busch Road.
Affordable Housing Included
Of the 102 units that will make up the multi-family buildings in Village 4, 101 will come under the affordable housing category. The remaining will be reserved as an on-site manager’s unit.
Designs In Different Styles
KTGY is the firm that has been entrusted with the responsibility of designing the homes and apartments. The brand has used contemporary, farm-style, and Spanish Revival styles in the designs.
East Pleasanton has two other large housing projects that are awaiting approval. The two projects, the Arroyo Lago project and the East Lakes project, once approved, will add over 900 homes into the city’s housing inventory.
