Mr. C’s Fried Chicken & Waffles is Cooking Up a Third San Antonio Location

This third Mr. C's Chicken & Waffles opening comes after closing its second location off of Huebner Rd to reopen in Live Oak last year. The third Mr. C's is slated to open in Feb. 2026.

Mr. C’s Fried Chicken & Waffles is continuing its foray into expansion, despite a few setbacks, with the opening of a third location at 12922 Potranco, Ste. 112. According to a recently filed permit, construction on the new chicken and waffles joint is expected to start in November and wrap up in February 2026, so you can expect the mini chain to start pumping out crispy fried chicken and buttery waffles by the end of February.

While your mouth is watering, let’s talk about the rest of the menu.

Though the chicken and waffles combo is the bedrock of Mr. C’s Fried Chicken & Waffles offerings, the down south-inspired eatery brings southern hospitality to the Alamo City in more ways than one.

Besides the variety of chicken & waffles combos that Mr. C’s offers, customers can also choose from items like shrimp and grits, deep-fried pork chops, and more, many of which come with at least two sides. Sides include mac &cheese, collard greens, and sweet potato waffle fries, just to name a few.

Mr. C’s Fried Chicken & Waffles also serves up and dishes out selections from an extensive breakfast menu, classic sandwiches, and burgers, like the fried chicken sandwich and meatloaf sandwich, and a short but sweet list of $6 desserts from the southern side of cuisine, ranging from banana pudding to peach cobbler. What Now San Antonio reached out to Mr. C’s Fried Chicken & Waffles owners, Benny and Lisa Costello, to bring our beloved readers a juicy bite of what Mr. C’s Fried Chicken & Waffles expects to throw down at this third location.

Benny, who was listed on the permit, answered the call only to promptly hang up in my face. The response to media inquiring about this third opening for the Costellos may stem from the bout of turbulence the restaurateurs faced since the establishment first dipped, fried, and dished out its chicken.

According to CultureMap, the casual Southern mini restaurant chain first popped up on San Antonio’s culinary scene back in 2018, debuting its second location at 9390 Huebner Rd. in the Medical Center Shopping Center a year later. By the end of 2023, that second location shuttered, without explanation. Then, neighbor, Krazy Katsu, followed shortly after. But, Mr. C’s Fried Chicken & Waffles didn’t bow out; in fact, the southern eatery revved up, reopening a second location at 525 N. Loop 1604 N. #108 in Live Oak in November 2024.

Now embarking on opening another Mr. C’s, this time at 12922 Potranco, Ste. 112, the hope is that construction on this third location runs smoothly, and customers will be able to enjoy their chicken, waffles, and Kool-Aid at the new Mr. C’s Fried Chicken & Waffles by the end of February 2026.
