A New Two-Building Industrial Development Is Taking Shape Near I-45 in North Houston

Stream Realty Partners has begun construction on Summit Grove Business Park, a two-building project meant to provide for small to mid-sized tenants.

Commercial real estate company Stream Realty Partners has broken ground on Summit Grove Business Park. The firm is developing a two-building, 217,120-square-foot industrial complex at 21737 and 21811 Holzwarth Road in North Houston.

Stream Realty Partners Breaks Ground on New Industrial Development

Summit Grove Business Park is strategically located near the crossroads of the Grand Parkway and Interstate 45. The location provides tenants direct access to some of Greater Houston’s fastest-growing suburbs.

Nearby communities include The Woodlands, Tomball, Spring, and Conroe. The development is expected to provide an institutional-quality space meant for mid-sized tenants. They will meet the demand for local last-mile distribution and regional service operations.

“We believe Summit Grove Business Park will fill a void in the market for tenants seeking a first-class facility in a smaller format, close to end-user rooftops and near retail amenities that employees desire,” said Craig McKenna, Director at Stream.

Key Features of Summit Grove Business Park

Summit Grove Business Park is expected to begin deliveries in the summer of 2026. It will feature two rear-load buildings with parking, ESFR sprinkler systems, and two ramps.

Building one will cover 125,600 square feet with a height of 32 feet and about 47 dock-high doors. Building Two will cover 91,520 square feet and have a 36-foot clear height, along with 31 dock-high doors. Together, the two buildings offer adaptable space options accommodating users from 8,500 to 125,000 square feet.

“We are building a shallow bay project that is nearly impossible to find in today’s market; a new product that is highly flexible and divisible, but with all of the state-of-the-art amenities that you would find in much larger logistics facilities. A heavy emphasis has been put on high design aesthetics while still providing all the flexibility and functionality that today’s sophisticated logistics tenants desire,” added McKenna.

Leadership and Development Team

The project is being led by Stream Realty’s Industrial Development Services team, which includes Senior Director Tyler Wellborn, Associate Director Kristina Gibson, Executive Managing Director & Partner Justin Robinson, and Craig McKenna.

Leasing efforts will be overseen by Managing Director Tyler Maner and Vice Presidents Grant Wisenbaker and Abe Richardson. Meanwhile, the Investment Management professionals of Stream also have Portfolio Manager Mustafa Ali and Associate Tricia Larsen.

The project team has EE Reed as the general contractor, Halff as the civil engineer, and Ware Malcomb as the architect. With construction now underway, Summit Grove Business Park positions Stream Realty Partners to address the rising demand for flexible industrial space in North Houston.
