Framingham residents will soon be able to grab their morning coffee and lunch in one trip.
The existing Dunkin’ at 692 Cochituate Rd will soon share its space with a Jimmy John’s, creating one of the first dual-concept locations in the Boston area. Longtime Dunkin’ franchisees Megan and Mark Pesce, who filed a Food Establishment Permit with the City of Framingham on January 3, 2026, are behind the project.
Both Dunkin’ and Jimmy John’s are now part of Inspire Brands, which acquired Dunkin’ Brands—including Dunkin’ and Baskin-Robbins—in December 2020. This acquisition has paved the way for multi-brand concepts across the country.
In a phone interview with What Now Boston, the Pesces explained that the concept was first tested by Inspire Brands in New York City. “We actually went to New York and saw it, and we really loved it,” said Mark. “We thought it would give our customers an opportunity to get more all-day offerings.”
The Framingham store will feature full menus from both brands. Dunkin’ will continue offering its classic coffee, breakfast sandwiches, donuts, and other favorites, while Jimmy John’s will serve its signature fresh-sliced sandwiches made daily with baked bread.
At first, customers will order separately—Dunkin’ at its usual counter and Jimmy John’s at a new register by the donut case—but Inspire Brands plans to integrate the systems for a seamless experience, hopefully by the end of 2026.
The overall footprint of the store will remain unchanged, with a common seating area shared by both brands. “The Dunkin’ portion has already been renovated to the new standard,” Megan explained. A temporary partition currently marks the Jimmy John’s section, along with information about the concept and other nearby locations.
The Pesces have already opened two of these combo stores in New England, debuting one in Coolidge Corner in September 2025 and another on Commonwealth Ave in December. Additional locations are already in the works across the region, including sites in Acton and Wayland—both slated to open in Q1—along with seven more Boston-area stores expected to open by late 2026 or early 2027.
“We love what these combo stores offer our customers,” Mark said. “It’s a really natural fit for the two brands: one focuses more on the a.m., the other on the p.m. Now you have this all-day offering under one roof. Customers love it.”
The Framingham Jimmy John’s is expected to open alongside Dunkin’ in late March 2026, if not sooner.
