Parks at Boulder Creek, a retail center in Houston, has been sold after nearly 19 years. The local staple, which is home to several local eateries, veterinary clinics, and dental offices, was sold in a transaction handled by real estate advisory firm Colliers.
Major Retail Center Sold in Houston’s Pearland Parkway Corridor
Houston-based Parks at Boulder Creek, spanning 52,889 square feet along Pearland Parkway, has changed hands. The news was confirmed by Colliers, which acted on behalf of the seller, with Christopher D. Winters being the representative. Joshua Sebesta of S+P Interests handled the buyer’s side in the transaction.
Property Overview and Tenant Mix
The retail center opened in 2007, according to property listings on LoopNet.
The two-story building sits on approximately 4.62 acres and hosts a mix of retail, dining, and professional service tenants.
Some of its current occupants include Pena’s Donut Heaven & Grill, Haven Veterinary Clinic, Dazzle Nails, Chipotle, Spec’s Wines, Z-Pediatric Dentistry, Subway, Smallcakes, and Luce Coffee Roasters.
An additional 4.84 acres of land serves as a stormwater detention area supporting the retail center.
“Parks at Boulder Creek has a strong position in the Pearland Parkway corridor,” said Christopher D. Winters of Colliers. “The strategic location, tenant mix, and continued growth in the surrounding area made it an attractive opportunity for real estate investors.”

Positioned at the junction of Pearland Parkway and Beltway 8, the latest property is encircled by multiple residential properties.
There are two 3,000 square-foot freestanding buildings, which currently face toward the corridor. Nearby, the Shadow Creek Ranch community, with roughly 12,800 homes, sits close to the center. A 324-unit apartment complex is currently under construction nearby.
Parks at Boulder Creek in Houston is also quite close to the area’s new University of Houston campus.
A cinema dine-in spot, Studio Movie Grill, stands right across the street from the retail center. New Whataburger and Bluewave Carwash are located close to the property as well.
