The Knox Street development team has broken ground on Knox & McKinney, a boutique office and luxury retail project in Dallas. The 300,000-square-foot project, backed by a joint venture including BDT & MSD Partners, Trammell Crow Company, and The Retail Connection, is expected to be completed in 2028.
Knox & McKinney: A New Era for Dallas’s Knox Street Development
Knox & McKinney is a 12-story Class AA tower at 4544 McKinney Avenue that will feature 280,000 square feet of premium office space. Plans also call for 20,000 square feet of ground-floor retail and dining space, according to project details.

Project Overview: A Boutique Office and Luxury Retail Hub
The project will feature a suite of hospitality-inspired amenities designed to enhance the tenant experience. Amenities include a tenant lounge and private bar, conference and boardroom facility, high-end fitness center, and multiple terraces for indoor and outdoor workstyles.
Jones Day, one of the world’s largest law firms, has signed a lease for 76,000 square feet in the new project.
Knox & McKinney builds on the momentum of the partnership’s 1 million square foot Knox Street mixed-use development, located two blocks west. The area will feature expanded pedestrian-friendly space, along with a mix of shops and restaurants and direct access to the Katy Trail.
The office spaces will cover 150,000 square feet, preleased to Paul Hastings LLP, BDT & MSD Partners, and ISN Software. The broader development will include 100,000 square feet of retail, alongside the Lora apartment tower, the Knox Hotel, and residential offerings. Other standalone boutiques to debut in the area will be DÔEN, STAUD, TOTEME, TWP, and Sant Ambroeus.
The district will begin delivering in Summer 2026, with more new leases to be announced in the coming months. “Knox Street has undergone a remarkable evolution, becoming one of the most compelling mixed-use districts in the country,” said Joel Behrens, Dallas Fort Worth Market Leader for TCC.

Construction and Financing Details
Knox & McKinney is set to be designed by Pickard Chilton and HKS Architects. The DPR Construction is leading the construction, financing for the project was provided by Goldman Sachs Alternatives and arranged by JLL.
CBRE’s Trey Smith, Alexandra Cullins, and Julee Amparo are overseeing office leasing, while The Summers Group handles retail leasing. The project plans create a dynamic, mixed-use destination featuring premium office space, retail, and lifestyle-driven amenities.
