328-Acre Mixed-Use Development Breaks Ground in Fast-Growing Texas Corridor

The Signorelli Company has begun construction on the Azalea District, combining residential living, healthcare, retail, and lifestyle amenities.

The Signorelli Company broke ground on the Azalea District at Valley Ranch on April 28. It will be a mixed-use community with single-family homes and a health-focused environment. The master-planned project in New Caney is expected to be completed in phases.

The Signorelli Company Breaks Ground on Azalea District

The Signorelli Company has begun construction in the 1,400-acre master-planned community in New Caney. The new Azalea District will span 328 acres on the growing U.S. 59 and I-69 corridor.

The project will include residential, healthcare, wellness, retail, restaurant, and hotel spaces. This mix is meant to improve the quality of life for families in the region. First America Homes, a division of The Signorelli Company, is the exclusive builder of homes. Planned amenities include a pool, playground, pavilion, and paved trail network.

Jeff Dewese, president of Land Division at The Signorelli Company, said that the Azalea District completes Valley Ranch by adding the final missing elements of the community. “We are creating connected neighborhoods where shopping, dining, and entertainment blend with health, wellness, and other everyday conveniences to offer residents an exceptional living experience.”

Inside the Mixed-Use Project


The Azalea District is designed to combine convenience, recreation, and wellness within a walkable layout. The 203-acre residential section will include 359 single-family homes. The first phase includes 156 homesites on 40- and 50-foot lots. Homes will be available for purchase by summer 2026.

Families in the district will have access to a range of Valley Ranch amenities, including:

  • Acclaimed New Caney ISD schools, with elementary and middle schools within easy walking distance.
  • The Valley Ranch Recreation Center, more than 240 acres of parks, and the 135-acre Grove nature preserve.
  • Walkable access to shops, restaurants, and entertainment at Valley Ranch Town Center.

About 125 acres are designated for commercial development, with a focus on healthcare services.

Greg Wattson is senior vice president for commercial development at The Signorelli Company. He said Azalea District is the next step in the growth of Valley Ranch. It will offer world-class healthcare facilities and key amenities. “By thoughtfully bringing these elements together, we are creating a place that truly supports the community and the workforce that serves it.”

Valley Ranch is one of Greater Houston’s most vibrant live-work-play destinations. The centerpiece of the project is Valley Ranch Town Center. It is a 1.5-million-square-foot retail and entertainment complex, which is Houston’s second-most-visited outdoor mall.

Adjacent to the town center, The Marketplace is home to The Village Green. This 20-acre lifestyle center is under construction and in the leasing phase. The Entertainment District is also undergoing a transformation, which will be completed in late 2026.
