Gap Factory is opening a new store at 8664 SE Sunnyside Road in Clackamas Promenade, taking over an 8,000-square-foot space that’s cycled through several short-term tenants in recent years. Signage posted across the storefront’s windows points to a fall opening.

The space has had a busy run since its last long-term tenant, Party City, closed in 2024 shortly before the chain announced it would wind down operations at all of its stores nationwide. Since then, the storefront has briefly hosted a Spirit Halloween pop-up and, more recently, a short stint as a Furniture Factory Outlet, before Gap Factory signed on for something more permanent.

According to the Oregonian, this will mark Gap Factory’s third Oregon location, joining existing stores at Woodburn Premium Outlets and Columbia Gorge Outlets in Troutdale. Unlike many traditional outlet stores, Gap Factory doesn’t sell Gap’s leftover inventory, it carries its own separate line of clothing and accessories built specifically for a more affordable price point, distinct from what’s sold at full-price Gap stores.

Gap Factory will land among familiar off-price company in the plaza, with Nordstrom Rack, another discount version of a mainstream retailer, and Old Navy, which shares a parent company with Gap, both already operating nearby. Clackamas Promenade also houses Target, Hobby Lobby and Kohl’s, rounding out a shopping center anchored heavily around value-focused national chains.
