Blocky, Bold Residential Building Planned for Toluca Lake

The 18-unit project sports a sleek, modern design, could be the tallest building on the block.

Four dwellings in Toluca Lake are planned to be replaced by a sleek, modern building with 18 apartments. The project, called Blix Apartments, is envisaged for 10912 – 10914 W Blix Street and will feature 14 two-bedrooms and four one-bedrooms across five stories with three of the residential units slated for affordable housing.

On August 4, a conditional use permit was filed with the Los Angeles Department of City Planning that indicates that the building, if approved, will feature a one-level, 16-space subterranean parking garage and 1,750 square feet of recreational spaces. An outdoor patio, recreation room, roof deck, and private balconies are planned. The height of the project is slated for a maximum of 54 feet.

Mark Bittoni, principal at Bittoni Architects, expects the project to break ground in around 15 months with delivery by the spring of 2022.

“It is quite tall…It will be the tallest building probably at that time…on the block,” Bittoni told What Now Los Angeles (WNLA) Wednesday in a telephone conversation.

Garen Boyajian, the applicant, disputed Bittoni’s statement in a message to WNLA, saying, “If approved, the building would certainly not be the tallest on the block. 10806 Blix Street, an already approved TOC project, would be taller.”

Less than a half a block from the site is the commercial corridor of Lankershim Boulevard, as noted in the findings submitted to the Los Angeles Department of City Planning. Approximately one mile north of the site is the North Hollywood Metro station.

Bittoni Architects is designing the project.
