Enterprise Fish Co. Vacates Santa Monica Space After 41 Years, Building Listed For Sale

At $14 MM, the asking price for the 16,168-square-foot building is nearly 32 percent 'below sales comps average.'

On the heels of permanently shuttering its Santa Barbara restaurant, Enterprise Fish Co. has now “vacated” its Santa Monica home of 41 years, at 174 Kinney St., a former rep for the property owner over the weekend confirmed with What Now Los Angeles (WNLA). Enterprise Fish Co. first opened its Santa Monica doors in August 1979. The restaurant’s Chief Operating Officer Fred Serra did not respond to WNLA’s request for comment.

The 16,168-square-foot building that housed the seafood eatery has since been listed for sale with an asking price of $14,000,000. According to a real estate listing for the property, the sales price sits “31.88 percent below sales comps averages” for the area. It was first listed for $22,750,000 earlier this year and then reduced to $19,900,000 before being relisted under the current price with CBRE.

Enterprise Fish Co. occupied a majority of the building at just over 10,000 square feet, which was renovated in 2018 to the tune of $750,000. A new buyer would keep all of the furniture and fixtures left behind by the restaurant.

The rest of the building is retail and office space with 28.4 percent occupancy, and CBRE is marketing the property as having “food hall” potential among other uses.
