157-Unit Koreatown Mixed-Use Project Hits Milestone

Jamison Services is moving forward with construction on its six-story mixed-use project at 8th Street and Serrano Avenue

A 157-unit mixed-use project slated for 8th Street and Serrano Avenue by developer Jamison Services was issued a building permit last week, according to Los Angeles Department of Building and Safety records.

The project, which received approvals in 2019, will replace a surfacing parking lot at 760 S. Serrano Ave. with a six-story building containing about 12,000 square feet of ground-floor retail and 18 studios, 119 one-bedrooms, and 20 two-bedrooms. As a Tier-3 project under the city’s transit-oriented communities program, it will have 16 units, or about 17 percent of the project’s 92-unit base density, set aside for households at extremely low incomes.

Designed by California architecture and planning firm Togawa Smith Martin, the project will offer a range of amenities that includes a courtyard and 3,835-square-foot pool deck and spa. Two underground parking levels will include 152 residential automobile parking stalls, and the project will also provide 125 bicycle parking spaces.

Jamison Services has been an active developer of multifamily projects in Koreatown in recent years. Its other projects include Harper, a 131-unit development scheduled to open in the coming weeks at 800 S. Harvard Blvd., just two blocks from the developer’s 8th and Serrano project.
