Lake Balboa Neighborhood Council To Review 150-Unit, Half-Affordable Project

The project would eliminate 23 mobile home spaces to develop 75 market-rate and 75 affordable units

The Lake Balboa Neighborhood Council will review a 150-unit, 50-percent-affordable project proposed for part of the Park Royale mobile home park at 7650 N. Balboa Boulevard. Named Lake Balboa Vista, the project is being proposed by the property owner, WFS 7650 Balboa LLC, which is listed in application filings alongside the P.O. box of Malibu-based developer Weintraub Real Estate Group.

The project calls for eliminating 23 of the mobile home spaces to develop a seven-story residential building with 75 market-rate units, 50 moderately affordable units, 17 very low income units, and eight extremely low income units. The total unit mix would be composed of 21 studios, 84 one-bedrooms, and 45 two-bedrooms, with all of the units ranging from about 430 square feet to 815 square feet.

The new 111,650-square-foot building would rise 80 feet and require a General Plan Amendment from light manufacturing to neighborhood and office commercial, according to application filings. It would comprise two levels of 124 vehicle parking spaces under five levels of apartments, with 30 surface parking spaces and 177 bicycle spaces also provided.

In addition to Weintraub, others involved in the project are project architect Newman Garrison + Partners and landscape architect EPTDesign, along with project representative Alicia Bartley of law firm Gaines & Stacey LLP.

Amenities in the Lake Balboa Vista design include a dog run, open courtyard, entertainment lounges, daycare facility, and a game room.

Coming after the Lake Balboa Neighborhood Council meeting, which is scheduled for 7 p.m. Wednesday, is a virtual town hall meeting on February 18, a special land-use committee meeting on February 22, and neighborhood council board meeting on March 3, according to this week’s meeting agenda.
