A multifamily project is moving forward in Doraville on Buford Highway.

The community comes from Resia, a developer based in Miami. The company is preparing to build the first phase of the project, Urbanize Atlanta reports.

Resia Lotus Grove is expected to be a 12-story building with 456 residential units. According to project officials, this would be the tallest building in Doraville. According to Resia, the project would include “modern finishes and amenities” like a pool, fitness center and ample parking.

Resia, formerly known as AHS Residential, is a housing platform that develops, builds and manages multifamily communities across the U.S. Earlier this year, the company announced the opening of Resia Tributary, a 433-unit complex in Douglasville.

The multifamily community is part of Lotus Grove, a planned mixed-use development from Insignia LLC. A Kmart store used to be located at the site. According to the real estate development company, Lotus Grove will redevelop the Kmart “into an urban lifestyle development featuring retail, food hall, multifamily and a national hotel, situated on 13-acres with a central park.” Once completed, it is expected to include nearly 1 million square feet of new development, according to the company.
