A developer is moving forward with plans to construct 52 townhomes near the southwestern corner of Hollywood Road and Burtz Street in Northwest Atlanta’s Riverside neighborhood, according to a new permit application filed on Thursday.
The applicant and owner behind the project is shown in special administrative permit application filings as Atlanta-based Carson Developments Inc., a company formed by Howard Carson. Renderings for the project show that Atlanta-based national homebuilding company PulteGroup is also involved in the development.
PulteGroup declined to comment at this time, and Carson didn’t immediately respond to request for comment.
The new permit application for the project describes the work to be done as site work necessary for the construction of a 52-unit townhome project, listing a cost of construction of $2 million.
SAP filings from July show plans for 55 two-bedroom townhomes at the roughly 3.3-acre site, which is mostly wooded area but also holds three buildings. A still unissued demolition permit was filed for two single-family residences and one commercial structure at the site in September, according to city building records.
Plans have called for 10 three-story buildings with tree-lined streetscapes on Hollywood Road and Burtz Street. Each of the 50-plus homes will have garages connected to a private drive, with primary vehicle access given from Burtz Street.
Filings refer to the project, which will also border Felker Ward Street to the east, as The Hollywood Road at Felker Ward Street development.
Carson Developments acquired the multiple parcels making up the project site for $1.8 million in June, according to Fulton County property records.
The development will rise less than half a mile down Hollywood Road from Riverline, a 52-unit townhome development at the corner of Hollywood and Spink Street by Brock Built Homes.
