70-Unit Mixed-Income Community Planned for Riverdale

Construction is beginning on a new multifamily community south of Atlanta.

HearthSide Riverdale is slated to include 70 one- and two-bedroom apartments across four stories. Twelve units will be available at market rate, with the remaining 58 reserved as affordable housing for senior residents earning less than 60 percent of the area median income (AMI).

The development was designed by DTJ Design. The community will include a 700-square foot bistro, community room, a fitness center, garden beds and pet-friendly amenities.

As the general contractor, Swinerton is overseeing the project’s demolition, ground-up construction, finishings, landscaping and hardscaping. The company’s Atlanta division has constructed $358 million of commercial and multifamily projects, including more than 11,000 residential units throughout metro Atlanta, with more than 700 under construction or in the pipeline.

HearthSide Riverdale is Swinerton’s sixth multifamily project with OneStreet Residential.

The community comes on the heels of a similar project called HearthSide Lawrenceville, a community of one- and two-bedroom apartments and cottages for senior residents. The project netted Swinerton a Construction Management Association of America (CMAA) South Atlanta Project Achievement Award.

Demolition of the existing single-family homes on the 2.64-acre site in Riverdale is underway. The $16.4 million project is expected to be complete in early 2026.

Riverdale is located in Clayton County, just south of Hartsfield-Jackson Atlanta International Airport.
