Abandoned Home Proposed to be Redeveloped into a Townhome Development

A rezoning and land use amendment are needed to develop the 4.8-acre site.

An application for a rezoning and comprehensive development plan amendment was submitted to the City of Atlanta by Rod Mullice for the construction of a townhome community at 4336 Cascade Road. The 4.8-acre parcel is currently zoned FCR-3 with a request for a new zoning designation of MR-4B. Additionally, a request to change the future land use designation to LDR low-density residential from SFR single-family residential.

Neighborhood Planning Unit Q will be reviewing the rezoning and land use amendment requests at their February 2022 meeting. The Zoning Review Board will hold a public hearing and review the request at their meeting scheduled for either March 3 or 10, 2022.

The current use of the property is an abandoned single-family home. According to application documents, the land use amendments would allow for the development of a 66 market-rate townhome community, including a swimming pool, walking trails, and a clubhouse. The applicant has provided the rationale for a favorable recommendation to include the Future Land Use Map, and existing land uses indicate there are other low and medium-density residential uses along the Cascade Road corridor. Cascade Road is classified as an urban minor arterial road. Land use descriptions from the Comp Plan state that low-density uses are found along local and collector streets, while medium-density uses typically are found along major arterial streets and corridors with transit access. Cascade Road falls between a minor arterial road designation and a MARTA Bus Route (#71).

The proposed selling price of each unit is projected at $485,000 and will take approximately two years to complete.
