Atlanta’s Beltline Gets a Major New Housing Development with 250 Affordable Units

Skyline Apartments is a new affordable housing project located in the Atlanta Peoplestown neighborhood. The 250-unit project is a public-private partnership led by Exact Capital and Aleem Construction, with investors including Goldman Sachs. It expands affordable housing along the Atlanta Beltline and improves access to transit and local jobs.

Skyline Apartments Opens, Adding Affordable Units to Beltline

A new 250-unit affordable housing community, Skyline Apartments, opened after completing its first phase of construction. Exact Capital and Aleem Construction developed the project at 1090 Hank Aaron Drive SE in Atlanta, Georgia.

Mayor Andre Dickens broke ground for the project in 2022, and Invest Atlanta, Goldman Sachs, Stonehenge, LISC, and Walker & Dunlop supported through investment.

“Skyline Apartments is a transformative development that delivers long-term community growth and stability for residents of one of Atlanta’s most dynamic neighborhoods,” said Craig Livingston, Managing Partner of Exact Capital.

“Skyline expands affordability along the Beltline, bringing high-quality housing to Peoplestown– a neighborhood that embodies the history and character of Atlanta,” said Asahi Pompey, Chair of the Urban Investment Group at Goldman Sachs Alternatives. “This investment is more than attainable homes; it’s increased access to jobs, reliable transit, and opportunity, laying a foundation for lasting stability in the vibrant city of Atlanta,” she added.

Project Details of Skyline Apartments

Skyline Apartments is only one mile south of downtown Atlanta and within walking distance of the Beltline and a local MARTA rapid transit terminal. The location offers clear views of the city skyline and easy access to the major interstates, which include I-75/85 and I-20.

In 2019, the 1.8-million-square-foot property was secured by Exact Capital, which planned to develop it in three phases to finally provide up to 875 apartments, 30,000 square feet of retail space, parking, and green areas in accordance with the goals of city and community planning.

Construction of Skyline Apartments began in February 2022, shortly after Exact Capital secured financing from Goldman Sachs as the construction lender and investor. The Urban Investment Group (UIG) at Goldman Sachs Alternatives provided funding through a combination of a construction loan and federal low-income housing tax credits.

As a $94 million investment, Skyline Apartments provides housing for residents earning 60% or less of the Area Median Income (AMI). Units include studios, one-bedroom, and two-bedroom layouts, with amenities such as a healthcare center, fitness facility, community and meeting rooms, dog wash station, covered parking, and gated entry.
