Atlanta’s Iconic 191 Peachtree Tower Set for Modern Makeover

One of the most recognizable buildings in the Atlanta skyline, 191 Peachtree Tower, will soon transform. Miami-based Banyan Street Capital, which owns the iconic 50-floor office building, has announced a $4.5 million capital improvement plan. The renovation work will begin by late summer and continue through next spring.

191 Peachtree Tower to Get a Makeover

Banyan plans to modernize the interiors of 191 Peachtree Tower through the renovation project. The atrium lobby spans seven floors, and the dining spaces will be updated. Additionally, new suites have been planned as part of its ongoing spec suite initiative.

The Improvement Plan

Banyan outlined plans to fully integrate the tower’s lobby with the Ritz-Carlton and enhance its food and beverage offerings. The specific updates include:

  • Alma Cocina, the lobby-level Mexican restaurant, will receive a new millwork bar and outdoor plaza seating for office workers and guests to enjoy lunch or after-work drinks.
  • The entrances to Alma Cocina and The Ritz-Carlton will be updated with a new awning, built-in seating, and improved lighting to create a more welcoming atmosphere.
  • Land of a Thousand Hills, the lobby coffee bar, will get a refreshed look with a bronze and glass canopy, new tile, and stone countertops.
  • The lobby will also feature new gathering spaces, providing more places for people to relax and connect.

In addition, five new spec suites totaling 24,337 square feet will be constructed on the 22nd floor.

Cooper Carry’s The Johnson Studio, a longtime tenant at the building, has designed the reimagined lobby and dining spaces. “Our design plan enhances the space to serve more tenants and guests while preserving the features that make 191 Peachtree such a distinctive and inspiring place to work,” said Anita Summers, principal at The Johnson Studio at Cooper Carry.

“Whether you’re closing a deal, catching up on emails, or winding down with a drink, the new lobby extends your office into a vibrant, social space that connects people and brings a fresh rhythm to the workday,” she added.

Large Block Availability to Be Announced Soon

Banyan will soon offer a large block of space near the top of the building’s iconic double crown. According to the announcement, the building may feature top signage or naming rights for a major tenant for the first time in its history.

President of Banyan’s office division, Zac Gruber, expressed optimism about Downtown Atlanta’s recovery from recent challenges. He cited increased leasing activity and growing interest from tenants seeking high-quality office space. “With our reinvestment in the building and its premier presence on the Atlanta skyline, we’re positioning 191 Peachtree to capitalize on this momentum,” he said.

Banyan Street Capital will partner with Oaktree Capital Management, L.P., to fund the improvement plan. CBRE’s Chris Port, Kyle Kenyon, and Maddy Nagley will oversee leasing at the building.
