Columbia Ventures is moving toward construction of a 114-unit mixed-use apartment project as part of its Studioplex mixed-use development in Atlanta’s Old Fourth Ward neighborhood, according to a series of permit applications filed this week for the construction of the project.
Listing a cost of construction of $15 million, the filings lay out plans for a seven-story, 116,291-square-foot building reaching a maximum height of about 85 feet at 678 Edgewood Ave. The development will hold 28 studios, six alcove studios, 71 one-bedrooms, and nine two-bedrooms over approximately 12,300 square feet of retail space, plans show. The project site is a 27,000-square-foot lot just north of where Edgewood Avenue crosses above the Atlanta BeltLine Eastside Trail.
The project is one of several currently planned by Columbia Ventures in the area. The Atlanta-based developer has plans on file with the city for a 200-room hotel and 16-key micro hotel. It also developed SPX Alley before selling the 30,000 feet of retail space within that project to Asana Partners in 2019.
Non-residential space within the 678 Edgewood project will include amenities such as a fitness room, roof deck, and sky lounge. Drawings for the project show it will contain several ground-floor commercial suites ranging from about 1,300 square feet to 3,000 square feet.
Apartment sizes will range from 361 to 577 square feet for the studios and alcove units, 598 to 788 square feet for the ones, and 999 square feet to 1,132 square feet for the twos, not counting private balconies included with each of the units, plans show.
The project architect is listed as Studio Architects, a firm with offices in Atlanta and Charleston.
