Last month, Mr. Alcock of McMillian Pazdan Smith, architect and representative of owner Westshire Investments LLC, submitted an application seeking a rezoning of specific parcels from RG-3 (Residential General Sector) to MR-4B (Multi-family Residential). The land use request would help facilitate a townhome development on 1114 and 1074 Westshire Place.
Neighborhood Planning Unit-E will consider an amended rezoning request of the .73-acre parcel in December. A Zoning Review Board hearing date has been tentatively scheduled for December 9, according to the ZRB Agenda.
There are no requests to amend the Comprehensive Development Plan because the property is already guided for High-Density Residential uses.
As indicated by the application, the proposed plans include demolishing an existing 2,300 sq ft single-family building and constructing fifteen townhomes consisting of nine 3 bed/3 bath and seven 4 bed/3 bath units. The expected market price of between $525,000 and $600,000. Realtor.com lists that the property was last sold on June 30, 2021, for $800,000. The application indicates that the DeKalb County Tax Assessor listed the property’s value at $172,000.
If the rezoning is approved, development is expected to start in the first part of 2023 and be completed in the second quarter of 2024.
