Eight-Story Old Fourth Ward Multifamily Project Planned

The development would rise just west of the BeltLine overpass across Ralph McGill Boulevard

A developer has plans to build an eight-story, 24-unit multifamily project near the Atlanta BeltLine Eastside Trail overpass over Ralph McGill Boulevard in Old Fourth Ward, according to a rezoning application filed late last month.

The applicant and owner behind the proposed project is Modern 4 LLC, a company state business filings show was formed by Alan Cablik, founder of Atlanta-based developer Cablik Enterprises. Cablik is working with Choate + Hertlein Architects on the project design, according to application documents.

Plans call for a 28,700-square-foot boutique multifamily development at a roughly 7,500-square-foot vacant lot at 791 Ralph McGill Blvd. The project would hold 18 870-square-foot one-bedrooms and six 1,200-square-foot two-bedrooms over two levels of parking, plans show.

The developer would set aside four units for households at 80 percent of area median income at projected rents of $1,293 for one-bedroom units and $1,552 for two-bedroom units.

The expected market-rate rents for the other 18 units are listed as $2,000 and $3,000, respectively.

The project would also rise just south across Ralph McGill Boulevard from where New City Properties is underway on a $750 million mixed-use project. That project will feature more than 1,000 units along with a mix of commercial uses.

Modern 4 LLC acquired its project site in July for $400,000, according to Fulton County property records.

The expected completion date for the Ralph McGill Boulevard development is listed as the second quarter of 2024.
