Foundation Work Starting For Buckhead Medical Office Building

The 78-foot-tall project is being led by a joint venture of Varden Capital Properties and The Gipson Company

A permit application was filed on Tuesday to construct the foundation of a five-story, 75,000-square-foot medical office building across the street from Piedmont Atlanta Hospital in Atlanta’s Buckhead, city records show.

The filing follows commercial real estate company Transwestern‘s announcement last month that the project, which has been planned since 2019, would be breaking ground. It is led by real estate investment company Varden Capital Properties and developer The Gipson Company.

Named 2021 Peachtree Medical, the development will feature five levels of 15,000-square-foot floor plates along with a four-story open-air parking deck with 256 parking spaces. Plans on file with the city call for a maximum building height of 78 feet.

Leasing for the development is being managed by Transwestern Senior Managing Director Steve Hall, Managing Director John V. Lopez, and Senior Associate Bo Stuart, according to Transwestern’s announcement. It says the building, which will also rise across Peachtree Road from The Shepherd Center hospital, will be suited for a range of tenants, including those in primary care, cardiology, orthopedics, plastic surgery, and other specialities.

The project’s general contractor is Bailey Construction and architect is Robertson Loia Roof, PC, while construction financing is being provided by Ameris Bank.

Formerly referred to as the Darlington Office Building, the development will rise just west of the former affordable Darlington apartments building at 2025 Peachtree Rd. Varden acquired the property, which includes the office project site, for $30 million in 2017 and is redeveloping the residential building into luxury apartments named The Lofts at Twenty25.

The Gipson Company owner Jay Gipson said in Transwestern’s announcement that the joint venture would be keeping the well-known “Atlanta Population Now” sign in front of the property.

Varden Capital Properties, which is led by president and CEO Trace McCreary, didn’t immediately respond to a request for comment.
