The historic Candler Hotel has secured a refinancing deal arranged by JLL’s Hotels & Hospitality Group. The 265-key boutique property carries a rich history, making this a significant deal. The refinancing also symbolizes the strong lender confidence in Atlanta’s real estate market.

Historic Candler Hotel Secures Refinancing Deal

Once Atlanta’s tallest building for 23 years, the Candler Hotel remains one of the city’s most recognizable historic structures. Its luxurious architecture and exceptional hospitality are widespread, making it a prominent piece of real estate in the city. Now, the property is ready for its next chapter as it confirms receiving refinancing from Peachtree Group.

JLL’s Hotels & Hospitality Group arranged the refinancing on behalf of the Candler Hotel, securing the new capital from Atlanta-based investment firm Peachtree Group. Peachtree Group is an Atlanta-based investment management firm with a strong focus on hospitality and commercial real estate.

Located at 127 Peachtree St. NE, the Candler Hotel is a building with a rich history. After passing through various phases in its more than a century-old journey, it is ready for more. The deal further highlights renewed momentum in Atlanta’s hospitality and commercial real estate sectors.

A Landmark Property with Rich History

Originally built in 1904 by Coca-Cola magnate and former Atlanta Mayor Asa Griggs Candler, the Candler Hotel comes with a rich history. It once served as the original headquarters for Central Bank and Trust. It is also listed on the National Registar of Historic Places, making it a landmark in the region.

The 17-story office building was once the tallest building in the city and was transformed into a hotel in 2019. Thornhill Companies completed the transformation and created a luxury hotel out of the office building, while preserving the building’s original features.

It includes the marble lobby with authentic Tiffany rose windows, a grand staircase, intricate mosaic flooring, and the ornate terra cotta detailing. Following the transformation, the hotel earned recognition for its hospitality, design, and dining. The property has also earned recognition as one of Hilton’s Top 20 Curio Collection hotels.

The hotel has received a Michelin Guide One Key. It is a frequent Condé Nast Traveler Readers’ Choice Award honoree and among the Top 25 Hotels in the South for three consecutive years. Its signature restaurant, By George, has also gained recognition within Atlanta’s dining scene.

Apart from the multiple honors, the hotel is also a key film and television destination. It brings a versatile setting for various scenes with its designs. This is because of its blend of historic and modern architecture that is visually striking.

Importance of the Refinancing

The refinancing strengthens the hotel’s long-term financial position while signaling broader market confidence. With close proximity to Atlanta’s key demand generators, the location of the hotel is one of its strongest assets.

“This financing reflects strong lender confidence in both the Candler’s unique positioning as a boutique luxury hotel and Atlanta’s recovery trajectory as a leading convention destination,” said Davis. “The property’s proximity to major demand generators, coupled with limited new supply in the upper-upscale segment, creates compelling fundamentals for sustained growth.”

Apart from this, the deal also improves the cash flow for the hotel. It will also free capital for upgrades and operational improvements. Meanwhile, this will help in replacing any existing debt with better terms.

While guests may not experience the changes from the refinancing, the hotel’s financial footing will stabilize with this deal. As a result, the refinancing positions the Candler Hotel for sustained long-term growth.
