Modular Housing Units Are Rising Near Midtown as Atlanta Speeds Up $150M Plan

Atlanta is continuing with its newest rapid housing plan, where vertical construction is underway for the Waterworks project. The project is a key piece of the city’s $150 million effort to address homelessness.

Located at Northside Drive and 17th Street, the modular complex will provide transitional housing and on-site mental health services for unhoused residents.

Waterworks Rapid Housing Initiative

Last year, Atlanta announced a $150 million public investment to support the city’s unhoused population. The aim was to complete a total of 700 housing units, rapid and supportive housing, by 2025.

As a part of this initiative, a groundbreaking ceremony for the Waterworks Rapid Housing project took place earlier, and recently, Mayor Andre Dickens was seen having a walkthrough at the site. This project is a joint effort of Atlantica Properties, Partners for Homes, and the City of Atlanta. The designs are from Niles Bolton Associates.

Overview of the Project and Support Services

The Waterworks Rapid Housing project in West Midtown is at the corner of Northside Drive and 17th. Two multi-story buildings are under modular construction that will deliver approximately 100 residential units. The site offers residents convenient access to transit, local services, and job opportunities.

The project will serve chronically unhoused Atlantans earning below 30% of the area median income. Support services for case management and mental health support will be offered to residents. It brings the city closer to its target of 500 rapid housing units by the end of 2025.

Progress of Rapid Housing Efforts

Since the beginning of Rapid Housing initiatives, some projects have already been completed, such as in South Downtown and Old Fourth Ward. The groundbreaking ceremony for one more project, the 405 Cooper Rapid Housing project in Mechanicsville, took place a few months ago. This project is also under modular construction and will cater to mixed-income residents, including for-sale and supportive housing units.

The Waterworks project marks another milestone in Atlanta’s push to deliver stable, supportive housing through its rapid housing initiative. The initiative underscores the city’s growing reliance on modular construction to accelerate housing solutions.
