A permit application was submitted Monday to begin site work for the construction of a 36-story residential tower at the corner of 10th and Spring Streets: the first phase of developer Portman Holdings‘ planned three-tower Midtown project.
The step sets the stage for the construction of 350 apartments, ground-floor retail, and amenity space, according to this week’s filing. The scope of work outlined includes providing driveway access, streetscape and hardscape improvements, utility improvements to service the development, and the demolition of the site’s existing parking lot. The filing lists a cost of construction of about $700,000.
Proposed in May, Portman’s plans are centered on and would preserve the historic H.M. Patterson & Son’s Spring Hill Chapel building. The approximately four-acre site, which Portman acquired for $38.5 million in late 2019, sits on a hill looking down on the Technology Square neighborhood.
Master-planned by HKS Architects, the project will also involve two other major components. Plans call for a 325-key hotel and 700,000 square feet of office space in two shorter towers rounding out the project. Atlanta-based firm Cooper Carry is designing the project’s residential portion.
The Midtown development will also provide about 1,650 parking spaces between two parking decks.
The project as a whole is expected to open in 2025.
Portman didn’t immediately respond to request for comment on the permit filing.
