Atlanta-based real estate company Third & Urban and its capital partner, HighBrook Investors, have completed the assembly of 30 acres from four buyers, paving the way for the mixed-use redevelopment of Corporate Square. The project, now named Northbend in reference to the bend of Peachtree Creek along its northern border, has received rezoning as a Master-Planned Development, and Third & Urban is now finalizing partnerships on vertical construction for the initial phases of the $605 million mixed-use district.
Located in Brookhaven between Buford Highway and I-85, the assemblage comprises eight underutilized office buildings and was completed with the assistance of Patterson Real Estate Advisory Group. The existing office buildings will be demolished to allow for new infrastructure and improved road networks. Design plans are underway, with an expected groundbreaking in Summer 2026. Northbend is estimated to generate $8.2 million in annual tax revenue for the City upon completion. It will also create more than 400 construction jobs and over 300 permanent jobs.

Northbend’s first phase will encompass 10,000 square feet of retail, 390 multifamily units, 23 rental townhomes, 119 for-sale townhomes, 140 corporate housing units and a 1-acre activated Public Plaza. Ten percent of the project’s rental units will be designated as affordable housing. The retail offerings will be food and beverage oriented in partnership with local businesses already established in the Buford Highway corridor. Third & Urban is pursuing LEED certification for Neighborhood Development, and upon completion, public greenspace will total approximately 5 acres across the site. Northbend will also connect with the Peachtree Creek Greenway, which will eventually tie to the Atlanta Beltline, Path 400 and the Southeast Conservancy nature trails. Additionally, Third & Urban will preserve a large tree canopy along the Greenway, incorporate public art throughout the development and perform infrastructure work on roads, sidewalks and linear parks.
Northbend is located directly across Interstate-85 from the newly opened Children’s Healthcare of Atlanta (CHOA) Arthur M. Blank Hospital and Emory University’s Executive Park Healthcare Innovation District. The surrounding medical institutions, including the CDC’s global HQ, CHOA, Emory University and Emory Healthcare, employ more than 40,000 people. Northbend’s residential mix is designed to serve this thriving employment hub.
