Prestwick Cos. Plans 55-Unit, Mixed-Income Senior Housing Project In West End

The developer would set aside 45 or so units for incomes between 50 and 60 percent of the area median

The neighborhood planning unit for Atlanta’s West End on Wednesday will review a rezoning request for a 55-unit senior housing project along Ralph David Abernathy Boulevard, according to its meeting agenda this week. The project is being led by Atlanta-based developer Prestwick Companies in conjunction with Cornerstone Church, which owns the project site.

The development would rise at 565 and 569 Hopkins St. and 1313 and 1319 Ralph David Abernathy Boulevard, which currently hold a parking lot across Hopkins Street from Cornerstone Church. The project team has asked for three parcels to be rezoned from Low Density Residential (LDR) or Mixed-Use (MU) to Mixed-Use Medium Density (MU-MD), according to its rezoning application.

While plans initially included 68 units at the site, they now call for a 55-unit project, Prestwick Companies Senior Development Associate Josh Marx tells What Now Atlanta. Consistent with earlier plans, the project will reserve 85 percent of its units for households between 50 percent and 60 percent of area median income, he said.

Initial drawings also included 2,200 square feet of retail alongside a new plaza along Ralph David Abernathy Boulevard.

The developer said in its rezoning application that it will seek financial assistance through Invest Atlanta from the BeltLine Tax Allocation District Fund for the mixed-income project. At 50 percent to 60 percent of AMI, initial unit plans called for one-bedrooms ranging from $630 to $780 (instead of an expected $1,050 market rate) and two-bedrooms from $760 to $950 (instead of an expected $1,250 market rate).

After the Wednesday NPU-T meeting, a proposed ordinance to rezone the West End project parcels is scheduled for a public hearing on March 22.
