Construction has officially begun at Hillrose Market after The Atlantic Companies closed financing. The project brings a mixed-use development in downtown Roswell spanning across seven acres. The project also features several luxury flats with resort-style amenities and townhomes.

A seven-acre mixed-use development has begun construction in downtown Roswell after The Atlantic Companies closed its financing. The Hillrose Market has received financing from both private and public sources. The project is expected to be completed in the second half of 2027.
The mixed-use space is created from the former Roswell Police Department, with retail on the ground floor and offices above. The team at The Atlantic Companies has begun searching for retailers and businesses. These are selected based on how well they reflect Roswell’s character to help create a vibrant, walkable destination.
Roswell Mayor Mary Robichaux has praised the public-private partnership behind the project. She also called this a transformational project for downtown. Meanwhile, Steve Stroud, president & CEO of Roswell Inc., adds that the use of a former police station enhances the historic district.
Project Overview and Design Features
The 75,000-square-foot project is located next to the city hall and has a walkable connection to the Canton Street Historic District. The retail village is spread across six buildings and is centered around a community green space. It also includes a highly visible office building on Atlanta Street.
The development will include 18,000 square feet of office space at 25 Hill and 11,000 square feet of space at Station 37. It will feature retail and restaurant spaces that will be centered around a greenspace. The property will offer ample parking, including surface parking and valet service. It will also include a parking deck and reserved office spaces.
The project will include 143 luxury rental flats with resort-style amenities designed for comfort and convenience. There will also be 16 brownstone-style townhomes included in the development.
The development team includes lead architect ASD | SKY, commercial consultant Westbridge, and general contractor New South Construction Company. Kimley-Horn will serve as the project engineer, and Crosby Design Group will take over interior design. Bridger Properties will take over the retail leasing, while Cushman & Wakefield will take over the office leasing.
Patterson Real Estate Advisory Group will arrange the financing of the project. The SouthState Bank has provided private funding for the project. The Roswell Downtown Development Authority has issued a revenue bond for the development of Hillrose Market.
