Braden Fellman Group Converting Historic Abrams Fixture HQ to Include Restaurant Space

Abrams Fixture Headquarters has been vacant for some time, but a conversion project next year will see new residential and commercial spaces

The Braden Fellman Group purchased the Abrams Fixture Headquarters, consisting of four adjacent buildings just south of Downtown Atlanta in Historic Adair Park, back in January with big plans in mind. The soon-to-be mixed-use space will be renovated to include a restaurant space, currently pending a solid tenant. The previous owners, Greg Swartzberg’s Proport LLC, sold the 565 Northside Dr. SW Abrams building with Ryan Swartzberg as the agent for $6.275 million. The planned conversion project includes residential and commercial spaces alike.

“We have programmed out to have restaurant space at Abram’s, but do not have a concept or user yet,” Developer Andrew Braden confirmed with What Now Atlanta (WNA). “The project itself will be 36 residential units and 60,000 square feet of commercial space.”

According to Braden, the Braden Fellman Group “are in the process of getting the property listed on the historic register and then will pursue tax credits.” The project is slated to officially begin work in March 2021 with Pimsler Hoss Architects behind the designs. 

Several nearby attractions include The Met, the Mercedes – Benz stadium, Murphy Crossing, and Summerhill. The Abrams building has most recently housed the Atlanta creative and artistic community, hosting the annual Art Crush auction in 2015. At any rate, it will be some time before the space becomes available for a new restaurant tenant.
