Gyu-Kaku Japanese BBQ Space For Lease in Atlantic Station

Open and operating business has hit the market for $795,000 to cover furnishings and fixtures, but the business itself is not for sale.

The Gyu-Kaku Japanese BBQ space is available for lease in Atlantic Station, according to a for-sale listing held by The Shumacher Group.

An ideal lessee would take advantage of the Korean barbecue setup or convert the restaurant space into a new business altogether that’s “acceptable” to the landlord. With either option, the new owner would pay $795,000 upfront to acquire all of the restaurant’s furniture, fixtures, equipment, and “rights to lease assignment.”

The sale would not include the business, name, trademark, “and/or due diligence on books and records” meaning Gyu-Kaku would close its doors should a new lessee step in.

It’s unclear why the open and operating restaurant has been listed for lease. The Shumacher Group would not comment on the listing when reached via email on Monday.

Gyu-Kaku Japanese BBQ is a new-ish addition to Atlantic Station, at 265 18th St NW Ste 4130. It replaced Copeland’s and boasts 200 seats, a bar, a patio, and 40 “BBQ tables with down drafted ventilation systems” — not to mention, $2,500,000 was spent building out the space, according to the listing.
