Twelve24 Tops Out In Dunwoody, On Track For Early-2020 Completion

Office tower sits adjacent Hyatt Place Hotel, also slated to come online next year.

Twelve24 has officially topped out in Dunwoody, Developer Trammell Crow Company Friday announced in a press release.

The 16-story “transit-oriented” office tower will be available for tenant occupancy in early 2020.

Insight Global, a national staffing and services company, has already leased approximately 70 percent of the building.

Twelve24 will feature 335,000 square feet of Class A office space along with 11,000 square feet of ground-floor retail space.

The building will have 30,000-square-foot open-plan floorplates with 10-foot floor-to-ceiling glass windows and outdoor terraces within tenant spaces and the building’s common areas.

Amenities include a conference center, an executive-level fitness center, and a fifth-floor tenant lounge and amenity deck, complete with an outdoor yoga area, that is directly connected to a new Hyatt Place hotel (expected to open in mid-2020).

The amenity deck space also includes an outdoor conference center.

Twelve24 sits on a 3.94-acre site, at 1224 Hammond Drive, and is directly connected to the Dunwoody MARTA Station.

Duda Paine Architects is the project’s design architect and Wakefield Beasley & Associates is the architect of record.

Brasfield & Gorrie is the project general contractor.

Eric Ross of CBRE is handling the office leasing and marketing and Amy Fingerhut, also of CBRE, is handling the retail leasing and marketing.
