Rhode Island Cold Storage Project to Expand With 65,000 Sq. Ft. of Freezer Space

JLL Capital Markets announced that it has arranged $33.9 million in financing for the expansion and renovation of a specialized temperature-controlled cold storage facility located in North Kingstown, Rhode Island. The expansion will triple the facility’s cold storage capacity to 18,000 pallet positions. JLL helped Cold-Link Logistics secure a four-year, floating-rate construction loan.

Major Expansion Planned for Cold-Link Logistics’ North Kingstown Facility

Real estate firm JLL Capital Markets has announced that it is financing the redevelopment of a cold-storage facility. Cold-Link Logistics owns the cold storage facility, which spans 64,000 square feet. The expansion will add 65,000 square feet of new freezer space.

JLL Capital Markets has arranged a $33.9 million construction loan for this expansion. Following the construction, the building will total 129,000 square feet. This will increase its storage capacity to 18,000 pallet positions, tripling its current capacity.

“We are excited to grow our footprint in North Kingstown,” said Michael Mandich, president at Cold-Link Logistics. “We have consistently underserved the freezer demand that our customers and the market have asked for. The tripling of our capacity will help us better serve our customers’ cold storage needs and create new jobs in the market.”

Key Points of the Construction

The expansion of the cold storage facility will upgrade the refrigeration systems, converting them into a more efficient freon-based system. It will add high-capacity industrial freezer storage and additional truck loading docks. The construction will also add a modern fire-safety infrastructure to the existing building.

The renovation also aims to improve the interior to increase pallet storage capacity. The construction started in early 2026 and is expected to finish by early 2027.

Implications for the Local Economy

With this expansion, the facility will be able to meet the strong demand for specialized cold storage services in the Northeast. The facility is located within North Kingstown, Rhode Island, offering it access to major metropolitan markets. It serves over 15 million consumers and is close to the Quonset Business Park, which generates $5.9 billion in annual economic impact.

This location creates demand for services, while the expansion highlights the growing demand for cold storage services in the area. It will not only meet demand but also increase frozen food storage capacity in the Providence metro area.

The expansion of the Cold-Link Logistics facility will provide greater storage and an improved infrastructure once it is completed. This will help support regional food distribution and contribute to economic activity in the area.
