Waffle & Bagel Plans Fast-Casual Debut at the Burlington Mall

A new fast-casual breakfast and brunch concept is preparing to make its debut in Burlington.

Waffle & Bagel is set to take over the former Dunkin’ space inside the Burlington Mall at 75 Middlesex Turnpike, Unit 1076. The project recently received unanimous approval for a Special Permit from the Burlington Planning Board, reports bcattv.org.

Permit documents describe Waffle & Bagel as a new fast-casual restaurant entering the Burlington market with its first location slated to open in 2026. The project will require only minor cosmetic updates and no exterior renovations or site plan changes.

Waffle & Bagel will specialize in Belgian Liège-style waffles, known for their dense texture and caramelized sugar pearls. Guests can expect creative handheld formats such as waffles on a stick, as well as pre-cut waffle bites served in bowls with sweet toppings. The shop will also offer bagels, fresh fruit cups, and coffee, perfect for a quick breakfast or midday treat.

Orders will be placed and served over the counter, and the location will operate without seating, catering primarily to shoppers and guests on the go.

Owner Tolga Ulucay briefly confirmed the plans with What Now Boston, noting that more details about the concept will be shared in the near future. While an official grand opening date has not yet been set, Waffle & Bagel is currently targeting a late spring to early summer 2026 debut.
