RangeWater Real Estate has closed on its latest development project in NoDa (North Davidson), well known as the vibrant entertainment and arts district in Charlotte.
This new multifamily development marks the company’s fifth joint venture development with equity partner, ParkProperty Capital, as well as RangeWater Construction’s first project in North Carolina and fifth construction project overall. RangeWater continues to expand its footprint in the state’s most sought-after markets.
“With NoDa’s exponential growth in the last few years, we’re excited to bring this development to the neighborhood,” said Craig Gearhart, Managing Director of Development at RangeWater in a statement. “The site’s connectivity to Charlotte’s urban core and the major thoroughfares nearby make this site an ideal location for residential development, perfectly encapsulating RangeWater’s focus on high-growth, urban infill, and suburban areas.”
The 16.66-acre development at 200 Atando Avenue, which has not been named, will include 316 modern apartment residences with studio, one-, two-, and three-bedroom floor plans ranging from 550 to 1,325 square feet. Designed with indoor and outdoor resort-style living in mind, the community will feature a pool courtyard with outdoor dining and grilling areas with flexible green space, a fitness lawn, dog park, pet spa, and a putting green. Additional amenities include a clubhouse with a fitness area, co-working spaces, private offices, and a library.
NoDa (North Davidson) is Charlotte’s premier arts and entertainment district, known for its eclectic, bohemian vibe, vibrant murals, and historic mill houses. Located near Uptown, this walkable neighborhood features live music venues, popular restaurants, breweries, and a lively, diverse community. The community will be near the Little Sugar Creek Greenway, which extends over 17 miles from NoDa to the South Carolina state line, offering a paved trail for walking, biking, and running.
The project is expected to break ground in March, with first move-ins slated for late 2027.
