Hillwood has announced plans for Bonham & Baker, a new luxury multifamily community coming to Frisco Station. It is a 242-acre mixed-use development in Frisco, Texas. Bonham & Baker will offer 410 residences to meet Frisco Station’s surging demand for modern luxury housing.
Major Development Announced in Frisco Station
Located at the intersection of John Hickman Parkway and Gridiron Road, Bonham & Baker marks Hillwood’s fourth luxury multifamily project in Frisco Station. The development will bring a total of 665 apartments, 650,000 square feet of Class A+ office space, and three luxury hotels to Frisco Station.
Cambridge Holdings has also broken ground on the community’s first medical office building, marking the launch of Frisco Station’s Health and Wellness District.

Amenities Designed for Modern Living
Bonham & Baker will have 10-foot ceilings and in-unit features like Energy Star stainless steel appliances, quartz countertops, and large walk-in closets.
The project offers designer finishes and private patios or balconies. Some units will also include built-in desks, home office spaces, mudrooms, and butler pantries. The community will provide Wi-Fi throughout and integrated Smart Home Technology.
Residents can control lighting, thermostats, and door locks directly from their smartphones. Community amenities cover convenience, wellness, and social connection, including a package locker system, resident lounge and coffee bar.
The community will also feature a wine lounge, EV charging stations, and a co-working space with private offices and a conference room. There will be two fitness centers, a pet wash station, a dog park, a game room, sports lounges, two resort-style pools, and outdoor social areas with grills and cabanas.
Residents will have direct access to Frisco Station’s 30-acre park system, including Canyon East and The Bend, and easy access to regional hiking and biking trails.
Project Timeline and Location Details
Bonham & Baker will open the pre-lease of the units in the spring of 2027. Potential residents will have the opportunity to reserve units ahead of the first move-ins, scheduled for summer 2027. The community, which includes all apartments, townhomes, and other shared amenities, is expected to be fully completed by spring 2028.
This will mark the official launch of the full Frisco Station development phase. Bonham & Baker is set to become a standout luxury community within Frisco Station, offering modern residences.
