Black Rock Coffee Bar is planning a new drive-thru coffee shop in Denver’s Central Park neighborhood, according to City of Denver development filings. The chain, which has grown in the area significantly in recent years, is working on a site at 9111 E. 40th Avenue.
Permits for the project are currently listed as “review in progress, with the formal Site Development Plan requiring resubmittal, per records. The proposal calls for a one-story commercial building with a drive-thru, totaling approximately 1,490 square feet of space. Construction valuation for the project is listed at $869,000.
The development parcel spans roughly 0.543 acres, and there are no existing structures currently located on the property. Between 13 and 14 parking spaces, including two ADA-accessible spaces, are proposed for the site, along with two bicycle parking spaces.
Once it opens, the future coffee shop will join an area marketed as Runway 35 South, a rapidly expanding retail cluster near 40th Avenue and Central Park Boulevard. Several high-traffic food and beverage operators are already established nearby, including Wendy’s, Cracker Barrel, and Andy’s Frozen Custard. Listings show Chick-fil-A and Discount Tire as planned additions to the corridor.
Founded in 2008 in Oregon, Black Rock Coffee Bar began as a small 160-square-foot drive-thru stand and has since expanded into a multi-state coffee brand. The company now runs more than 115 units across several Western states, its website says.
