Construction Begins on 375-Unit Apartment Community in Houston

Vista Residential Partners broke ground on a 375-unit apartment community in Fort Bend County, Texas. The project spans 18.2 acres along the Southwest Freeway’s I-69 corridor. This development represents the firm’s debut in the Texas market as it fulfills housing demand in the fast-growing Houston market.

Williams Ranch Vista: Project Scope

Williams Ranch Vista occupies 18.2 acres along the Southwest Freeway in Fort Bend County. The 375-unit multifamily complex will be located next to the Williams Ranch development. Vista Residential Partners is using the PFC financing structure for the development, partnering with the Rosenberg Housing Authority to provide what they call “high-quality, attainable housing.”

The development team is composed of financial partners Parse Capital, A16Z, and BOK Financial, which marks Vista Residential’s inaugural Texas development project since its establishment in 2000.

Strategic Location in Fort Bend County

The site is located approximately 21 miles southwest of the Houston Galleria and 28 miles from downtown Houston. The neighborhood has also seen a great deal of addition over the past 10 years.

The project is within walking distance to Brazos Town Center, Texas’s third most visited power center with more than 140 tenants and 2 million square feet of retail facilities, restaurants, hotels, and entertainment venues.

The residents benefit from access to major employers such as Amazon, Houston Methodist Sugar Land Hospital, Schlumberger, UPS, Memorial Hermann Katy, and Frito-Lay, which recently invested $200 million in local facility expansion. The neighborhood received an A+ rating for area schools and boasts four of the highest-selling master-planned communities in America.

Apartment Features and Community Amenities

Williams Ranch Vista will be comprised of a combination of one- and two-bedroom apartment homes with luxury interiors. Units will feature granite countertops in the kitchens and bathrooms, stainless steel appliances, subway-tile backsplashes, wood-like flooring, tiled shower surrounds, and in-unit washers and dryers.

Community amenities include a resort-style pool, fitness center, clubhouse with coffee bar, package center and an onsite dog park designed to support modern living.

Addressing Housing Needs in an Expanding Market

The project responds to robust market trends for Class A multifamily housing in the Houston market, which is in the midst of significant expansion. More than 150,000 new residents are expected to flock to Fort Bend County by 2030.

Jason Lentz, Vista Residential Partners’ Managing Director, stated, “Fort Bend County and the overall region continue to be among the nation’s leaders in population growth with no signs of slowing.” This growth trajectory has put together a robust demand for quality housing options in the region.

The Houston market added 20,355 units at the close of 2024 and continued stable growth during the early half of the year 2025. Rents held firm at a median asking rate of $1,364, with rent year-over-year growth projected at 2.2 percent by the close of this year.

Developer Expansions and Partnerships

Vista Residential Partners has been increasing its development footprint across the country. In addition to Williams Ranch Vista, the firm recently began construction on other multifamily communities. The company started construction on Trailhead Vista in Newark, Ohio, a 308-unit property across 10 buildings. It also launched Clear Lake Vista near Savannah, Georgia, a 297-unit community on 15 acres.

Scott Hartley, Chief Investment Officer of Vista Residential Partners, commented on the firm’s expansion into Texas, “We’re excited to partner with the Rosenberg Housing Authority to deliver our high-quality, attainable product.” Williams Ranch Vista contributes significantly to Fort Bend County’s housing market, with upscale amenities in a well-located property.
