Duval Laundry has been a popular site in the Jacksonville neighborhood for 100 years. The industrial site is ready for renewal by Price Real Estate Services, LLC, after decades.
Ben Price, a member of the fourth-generation boutique firm, found the Springfield property listed on Facebook Marketplace. It closed in April for $750,000. The industrial site’s 40,000 sq. ft. area and surrounding space have been cleared of items by old tenants. This included the removal of old laundry machinery and abandoned vehicles. Underground petroleum tanks are being removed as part of the site remediation.
Price Real Estate Services, LLC, Plans To Develop a Mixed-Use Space
Price revealed that the real estate brokerage firm intends to turn the old industrial site into a mixed-use establishment. This would include retail and commercial spaces, similar to Tampa-based Armature Works. With this, the revamped Duval Laundry site would allow 10-20 vendor stalls spread across the area.
For the revamp work, Arwood Site Services is responsible for the Springfield site’s exterior demolition. Bradco Environmental is enlisted for the interior demolition.
Orlando-based Universal Environmental Services is handling the Duval Laundry site’s environmental cleanup.
First Phase of Redevelopment Expected to be Completed in A Month
During a June 18 site tour, Price emphasized full roof replacement at the Springfield site. Jacksonville’s Recovery Roofing Inc. has been tasked with this responsibility.
Previously, the fourth-generation member at Price Real Estate Services, LLC, said that the redevelopment would take 12 months to complete. This process at the Duval Laundry site is being carried out in phases. Price expects that the first phase will be completed in a month.
The Duval Laundry site’s redevelopment highlights a leap in Springfield’s revitalization efforts. Price Real Estate Services, LLC plans to bring retail and commercial spaces to the site while performing environmental cleanup. Collectively, these things promise a positive future for the site and the Jacksonville community.
