Jacksonville Is Set to Get Its First Cook Out

A work permit has been issued for the former Feddy’s Frozen Custard & Steakburgers on Beach Boulevard

Located at 14016 Beach Boulevard, the building that formerly housed Freddy’s Frozen Custard & Steakburgers will be renovated to make way for Jacksonville’s first Cook Out, the Jacksonville Day Record reported last week. The rapidly expanding fast food chain from North Carolina has several locations in the works in Florida, and Jacksonville’s first will be one of the state’s first as well.

“This closed Freddy’s location was bought in May 2025 and is becoming the first Cook Out in Jacksonville and one of the first in Florida by spring 2026,” says a comment on the restaurant’s Yelp page, posted by Roger C. “I’ve eaten there in the Carolinas during trips up Interstate 95 and they are a fast food chain offering a backyard burger style similar to Five Guys and a huge selection of shake flavors including some unusual ones such as banana nut, Orange Push Up, red cherry and walnut.”

“I CANT WAIT FOR THIS TO OPEN!!!!” responded another commenter, Taraneh J. “Had this on our trip from Florida to Tennessee. Their menu is huge, the customer service is awesome and reasonably priced! Enjoy Jacksonville!”

Both comments date to earlier this year, so that timeline for a rollout “by spring 2026” should be taken with a hefty pinch of salt. But either way, plans for Jacksonville’s first Cook Out are more than a rumor: they’re moving forward.

Opening in the Beach Boulevard location, Cook Out will join a food and drink community that includes restaurants like Waffle House, Zaxby’s Chicken Fingers & Buffalo Wings, The Loop Restaurant, Cold Stone Creamery, and more.
